Principally responsible for the comfort, safety, and reliability of engineering services to customers while ensuring those business operations are not interrupted. Performs both basic and advanced repair and preventative maintenance tasks with respect to facility-related mechanical/plumbing systems and associated equipment. Provides the principal source of technical support with respect to systems operations, preventative maintenance, service call response, installation and construction support. Initiates corrective actions in accordance with established procedures. Recommends process improvements relative to physical plant equipment operations and maintenance. Works with management and/or the Facility Operations Specialist, in the development of operational objectives, unit goals and training initiatives.
Compensation Minimum: $23.88 / hr
Compensation Maximum: 1st shift - $37.03 / hr and 2nd Shift - $42.04 / hr
Compensation may vary based on the job level.
Preventative Maintenance (20%)
- Schedules routine maintenance and inspections designed to prevent breakdowns and/or failures and retrieves preventative maintenance orders, assembles proper tools, manuals, test equipment and supplies.
- Performs visual inspections of equipment and recognizes and identifies malfunctions, failures and/or weaknesses and determines failure modes and recommends improvements to prevent future premature failures. Before working on any equipment, follows all appropriate lockout/tagout procedures and identifies potential errors in lockout/tagout process.
- Performs scheduled preventative maintenance tasks to include adjustments, calibrations, lubrication, replacements, repairs and cleaning. Performs established operational sequencing, ensuring proper performance through observation, diagnostic testing and cycling of equipment.
- Generates demand work order if additional repairs are necessary. Completes and closeout of work orders.
- Recommends modifications to preventive maintenance tasks relative to task content and/or frequency.
- Coordinates with staff and appropriate vendor service personnel timely walk through of all mechanical locations while monitoring building related systems and documents all findings.
Building Automation System (20%)
- Restores shedable loads, and initiates peak load shaving through the Energy Management systems during peak load conditions and post energy loss. Performs building automation system overrides and adjustments, pidl loop tuning, system diagnostics, and uploads/downloads of computer data, including backups with authorization.
- Initiates and analyzes historical building automation trending information to perform diagnostics and takes corrective action(s) in response to environmental and customer expectations (lighting, humidification, and temperature control). Calibrates and adjusts automation system hardware related to environmental need; e.g. digital, analytical/pneumatic input/output devices.
- Lays out and performs the installation of low voltage building automation system hardware and components and Monitors HVAC system performance at macro and micro levels based on understanding of system`s operation via laptop/desktops.
- Identifies project needs in response to system efficiency, reliability, and safety. Researches and recommends possible solutions to projects with low to intermediate levels of complexity.
- Identifies and procures necessary supplies/equipment and coordinates, schedules all necessary timetables with appropriate parties involved with accomplishing project goals.
- Performs installations or repair of system/equipment. Tests and verifies to ensure reliability and performance. Monitors I/S computer room equipment at desktops and corrects problems as needed. Monitors and adjust lighting program as needed and uses system to find faulty hardware.
Operation and Service Calls (20%)
- Performs scheduled checks of the facilities to verify systems are operating properly and recommends improvements to the process based on experience and knowledge of the installed system.
- Performs chemical testing, blow downs, and records operating parameters on open and closed loop systems. Assesses effectiveness of chemical treatment systems and recommends modifications.
- Utilizing the building automation system performs complex heating and cooling overrides, adjusts and calibrates valves, performs start-ups and shutdowns of open and closed loop systems. Recognizes equipment performance outside acceptable parameters, rapidly formulates alternative schemes using redundancy options to ensure continued satisfactory system operation. In emergency, changes configuration of primary plant equipment to keep vital company systems on-line.
- Contacts customer or vendor to verify nature, type or scope of the service request. Performs troubleshooting process appropriate diagnostic tools and methods (e.g., voltmeters, pressure gauges) and recommends improvements to troubleshooting sequences based on experience and knowledge of systems and interacting equipment.
- Executes and/or coordinates repair in a cost effective and efficient manner and ensures that repairs result in minimum callbacks and that equipment/systems work properly.
- Coveys to customer that their service request has been handled. Determines the priority and sets schedule for service request and work orders.
Electrical (10%)
- Disconnects and reconnects electrically powered appliances/equipment as part of normal maintenance repairs and/or replacement task and ensures proper adherence to all lockout/tagout protocols.
- Performs load transfer from UPS (Uninterrupted Power Supply) to normal power in emergency or maintenance situations following established procedures.
- Diagnoses and troubleshoots charging systems, drawing and preparing samples of oil and coolant for lab testing to ensure integrity and generator reliability.
- Opens and closes tie breaker on substation or switchgear to transfer power from one source to another in case of component failure/malfunction.
- Performs infrared testing on electrical apparatuses and takes appropriate action.
- Performs peak shave generator operations for weekly testing of generators or lowering KW input from utilities. Handles generators system for power outages. Restores electrical loads as needed.
Water Systems (10%)
- Performs startup and shutdown of all associated HVAC equipment in response to operational and preventative maintenance requirements. Recommends improved start-up and shutdown sequences to maximize equipment life and minimize inconvenience to building occupants.
- Performs chiller, heat exchanger and pump system disassembly, troubleshooting and repairs.
- Possesses a detailed knowledge and understanding of piping, valves, and pumps configurations of chilled water and condenser water system and is able to make load management decisions based on cooling capacities in response to environment and emergency conditions and modifies chilled water flow/routing in response to cooling demand.
- Recommends alternate equipment configurations to maintain availability in emergency and outage situations based on operating experience and familiarity with installed equipment.
- Schedules, coordinates and assists in boiler disassembly on both fire and water side systems in preparation for state inspections and certification.
- Installs and troubleshoots condensate and feed water systems. Performs scheduled maintenance on domestic hot water systems.
Plumbing and Kitchen Maintenance (10%)
- Performs troubleshooting and repair to existing plumbing systems and associated components, including filter replacement, and record management to ensure proper water quality.
- Performs scheduled maintenance and repair to rest room, kitchen and mechanical room plumbing fixtures and associated equipment.
- Performs water heater inspections/adjustments and conducts water softener tests and adjustments.
- Inspects and repairs sump and sewage lift station (forced mains).
- Performs troubleshooting, replacement, installation and adjustments of refrigeration equipment. Executes evacuating, recharging and reclaiming of refrigeration systems.
- Troubleshoots repairs and replaces commercial kitchen equipment.
Fuel/Air Distribution and Air Pneumatic Systems (5%)
- Performs adjustments and repairs and filters and coordinates repairs to valves, pressure relief and regulators. Converts boiler between alternative fuel sources in response to energy management and demands. Adjusts boiler controls for efficient combustion.
- Coordinates the repairs and/or replacement of check valves, pressure relief, and natural gas regulators. Monitors fuel level and usage and coordinates refueling when necessary.
- Conducts daily inspections of air handler units verifying performance. Performs necessary air handling equipment repairs or replacements. Troubleshoots Variable Air Volume and pump systems performing adjustments, repairs and replacement as necessary, based on experience with installed equipment and understanding of system operating principles.
- Performs basic maintenance of Variable Frequency Drives, troubleshoots basic drive failures, and performs minor component replacements. Determines when contracted service is needed and arranges for repairs. Troubleshoots AHU equipment to ensure proper functioning of damper, coils and humidifiers relative to the control system logic.
- Performs and/or assists with indoor air quality testing and configures HVAC components or systems to achieve test points requested by the testing authority. Evaluates overall availability of air handling systems based on operating and maintenance experience with equipment installed in the facility.
- Installs and troubleshoots air compressors, air dryers, regulators and components for Building Automation System pneumatic controls and utility air usage. Performs basic installation of copper and poly airlines and traces, verifies and removes abandoned air lines.
Life Safety System Management (5%)
- Troubleshoots, repairs, and adjust security hardware components such as latching/locks devices. Tests fire pump, kitchen hood suppression systems including deluge valve systems, and records system pressures and engine performance.
- Completes emergency repairs in response to alarm or emergency conditions to minimize necessary damage to facility and completes daily performance checks of computer room.
- Troubleshoots and replaces Water Detection System components under floor where applicable.
- Performs and ensures proper documentation of all required logbooks and record management tools.
- Maintains all necessary records while ensuring proper distribution and communication as required by local, state, and federal agencies. Upon completion of projects, updates record drawings denoting all modifications to the facility and/or equipment.

The 1st shift role hours are: Mon-Fri: 7:00 a.m. to 3:10 p.m.
The 2nd Shift role hours are: Mon-Thu: 2:30 p.m. to 11:40 p.m. and Fri: 2:30 p.m. to 7:10 p.m.
Based on candidate qualifications, we are open to hiring at other levels in the job family. The Specialist level includes leadership, but will still be a hands on position.
These roles will work on preventative and corrective maintenance, and response to issues/customer concerns with relation to building/facilities maintenance.
The individuals selected for this role should have the following skills/experience/knowledge:
